A basement renovation is one of the most impactful home improvements you can invest in. It transforms forgotten, underused square footage into a space your family actually uses every day — whether that's a rec room, home office, guest suite, or all of the above. This project showcases a complete basement transformation from bare concrete to a beautifully finished living space.

Why Renovate Your Basement?
Most Ontario homes have basements that represent 30-40% of the total square footage — yet they often sit unfinished or underused. Finishing your basement is one of the most cost-effective ways to add livable space without the expense and complexity of building an addition.
Here's what a finished basement gives you:
- More usable living space — an extra bedroom, family room, home theatre, gym, or home office without expanding your home's footprint.
- Increased home value — a professionally finished basement can return 70-75% of your investment at resale, and makes your home stand out to buyers.
- Rental income potential — with proper planning, a basement can be converted into a legal secondary suite, generating monthly income to offset your mortgage.
- Better energy efficiency — proper insulation during a basement renovation reduces heat loss through the foundation, lowering your heating bills year-round.
What Goes Into a Complete Basement Renovation
A full basement renovation is a multi-trade project that requires careful sequencing. Here's how we approach every basement build:
1. Moisture Assessment and Waterproofing
Before any framing begins, we assess the basement for moisture intrusion. This includes checking for foundation cracks, grading issues, and existing waterproofing. If needed, we apply interior drainage solutions, seal cracks, and install vapour barriers. Skipping this step is the number one reason basement renovations fail.
2. Framing and Layout
Walls are framed to create the room layout — bedrooms, bathrooms, utility areas, and open living spaces. We plan around existing mechanicals (furnace, water heater, electrical panel) to maximize usable space while keeping everything accessible for future maintenance.
3. Electrical and Plumbing Rough-In
All wiring, outlets, lighting circuits, and plumbing lines are run before walls are closed up. This is also when we rough-in for any bathroom fixtures, kitchen wet bar, or laundry connections. Everything is done to Ontario Building Code and inspected before we proceed.
4. Insulation
Proper insulation is critical in a basement. We use rigid foam board against foundation walls (to prevent moisture bridging) combined with batt insulation between studs. This creates a warm, dry envelope that prevents condensation and mould growth — a common problem in basements insulated with the wrong materials.
5. Drywall, Trim, and Finishing
Once inspections pass, walls and ceilings are drywalled, taped, and painted. Trim, baseboards, and doors are installed. This is where the basement starts looking like a real living space rather than a construction zone.
6. Flooring
Basement flooring needs to handle potential moisture from below. We recommend engineered hardwood, luxury vinyl plank (LVP), or porcelain tile — all of which perform well below grade. Carpet is an option in dry basements, but we always install a moisture barrier subfloor underneath.
7. Custom Built-Ins and Cabinetry
This is where 40+ years of carpentry expertise really shines. Custom entertainment centres, bar areas, built-in shelving, and storage solutions are designed to fit the space perfectly — making the basement feel intentional, not like an afterthought.
Basement Renovation Costs in Ontario
Every basement is different, but here are general ranges for Ontario homeowners in 2026:
- Basic finish (framing, insulation, drywall, paint, basic flooring): $35-$50 per square foot
- Mid-range finish (above + bathroom, upgraded flooring, pot lights, trim): $50-$75 per square foot
- High-end finish (above + custom cabinetry, wet bar, home theatre, heated floors): $75-$120+ per square foot
For a typical 800 sq ft basement, that means anywhere from $28,000 to $96,000+ depending on scope and finishes. We provide detailed, itemized estimates so you know exactly where every dollar goes before work begins.
Common Basement Renovation Mistakes to Avoid
- Ignoring moisture problems. Paint and drywall won't fix a wet basement. Address water issues first, or you'll be tearing everything out in a few years.
- Insufficient ceiling height. Ontario Building Code requires a minimum 6'5" ceiling height for finished basements (with some allowances for beams and ducts). Measure before you plan.
- Forgetting about permits. Any structural, electrical, or plumbing work requires permits. Unpermitted work can create problems when you sell your home and may void your insurance.
- Poor lighting design. Basements have limited or no natural light. Plan for layered lighting — recessed pot lights, under-cabinet LEDs, and task lighting — to avoid a dark, cave-like feel.
- Blocking access to mechanicals. Your furnace, water heater, and electrical panel need to remain accessible. Build in access panels or utility rooms rather than drywalling over everything.
How Long Does a Basement Renovation Take?
A typical complete basement renovation takes 6-10 weeks depending on size and complexity. Adding a bathroom or custom cabinetry can add 2-3 weeks. We provide a detailed timeline at the start of every project so you know what to expect.
